Country Oaks Subdivision(Farmington Green North) was developed in the mid 1980's by Pulte Homes.  The residents of the 188 homes take pride in maintaining their homes, as well as the beautiful common grounds in the neighborhood.  The common areas include several playgrounds, a magnificent pond, and sledding hills for the homeowners to enjoy.  Country Oaks Subdivision is part of the award winning Farmington Hills School District.  Farmington Hills is ranked the 2nd safest city in MI(with populations over 75,000).

































The Country Oaks Email List provides your Board with a fast and cost-effective way to send out important subdivision business to all residents. The list is completely confidential. Dear Country Oaks Homeowners,

It’s time once again for our annual association dues to be paid, which covers the period of July 1, 2024 through June 30, 2025. As discussed at our annual meeting, the board has approved a 5% increase to keep up with our annual costs and the increases that go along with them, bringing this year’s dues amount to $346.50. 

Please see the payment options listed below:

Option 1 - Pay by Check - pay the full dues amount of $346.50 by check 

  • Please write your check to Country Oaks 
  • Include your lot number in the memo field
  • If the address printed on your check is not the same as your Country Oaks address, please write your street address in the memo field
  • Mail to Country Oaks PO BOX 2492 Farmington Hills, MI 48333
  • If you do not own a checkbook, consider using your bank’s bill pay or use option 2, Zelle


Option 2 - Pay by Zelle - pay the full dues amount plus a $0.50 Zelle Business fee, for a total of $347.00

  • Submit payment via Zelle to countryoakssub@gmail.com 
  • In the note you must put your First and Last Name and your Country Oaks street address. If no address is given, payment will not get recorded against your address and you may receive a past due notice Please note Zelle will display our name as our legal name, Farmington Green North, not Country Oaks.
  • Please note while Zelle users generally experience Zelle as “fee free”, Zelle for business accounts does indeed charge the HOA a transaction fee of $0.50 (still cheaper than a stamp!)



Payment is due by the due date of July 1, 2024. Please note the NEW timelines that will be implemented this year:


  • July 31, 2024 - End of 30-day interest grace period, if dues are paid in full prior to this date, then no interest charges will accrue

  • August 1, 2024 - 1st notice sent for past dues- interest accrued monthly, dating back to July 1.

  • October 1, 2024 - 2nd and final notice sent for past dues interest accrued monthly, dating back to July 1

  • December 1, 2024 - Homeowners who are still unpaid will be turned over to our attorney for collections and lien placed on property. After this date, all communications and payment acceptance will be handled through the attorney. Any and all fees associated with this are the responsibility of the homeowner, as stated/allowed in our bylaws.


As a reminder, all Country Oaks Board positions are 100% volunteer. In the event we need to track down unpaid homeowners attempting to collect dues, it is done on our own time with no perks or compensation to do so.
